Delivering a smart prefabricated rooftop access solution

TLR International Laboratories in Ridderkerk needed safe and reliable access to two large Trane CMAF multi-pipe units located on its roof. To meet this requirement, Walraven, Trane, and Utitech combined their expertise to design and install a prefabricated rooftop access solution.

Creating safe rooftop access

TLR International Laboratories in Ridderkerk specialises in food and animal feed analysis. The company faced a complex challenge: safely and efficiently managing two large Trane CMAF multi-pipe units on the roof. The lightweight roof structure could not support traditional installation methods, while temporary scaffolding failed to provide the level of safety, accessibility, and long-term reliability needed for ongoing maintenance work. TLR therefore required a durable solution that would allow technicians to access the equipment safely while protecting the building structure and supporting future operational needs. To meet these requirements, the project team opted for a prefabricated rooftop access solution that provided safe, reliable access while minimising the impact on the existing roof structure.

Collaborative engineering solution

Walraven, Trane, and Utitech worked together to develop a bespoke service deck tailored to the site’s requirements. Walraven used LiDAR technology to create a highly accurate 3D scan of the roof and surrounding structures. Based on this digital model, the team designed a floating service deck that transfers loads to the existing steel structure rather than the roof itself, forming the foundation of the prefabricated rooftop access solution.

To ensure complete stakeholder alignment before installation, the design was presented using AR and VR technology, allowing all parties to review and validate the solution in advance. The final design incorporated Walraven RapidStrut® systems, integrated handrails and Walraven BIS UltraProtect 1000® surface treatment. This created a safe, robust, and durable maintenance platform, further enhancing the rooftop access solution.

The process

Materials were delivered from Walraven Mijdrecht and placed on the roof by Utitech in segmented loads to prevent overloading. Installers received VR training and clear instructions in advance, enabling safe and swift installation. Drone footage documented the process for future training and communication. The collaboration was intensive and transparent, with continuous coordination and involvement from all parties. The project was completed within five working days, with strict quality controls and a focus on safety.

This project highlights collaboration and shared innovation, where each entity contributed with their expertise: Trane with sustainable cooling and heating solutions, Utitech with expert installation and logistics and Walraven with digital engineering and prefabrication.

Delivering long-term value

Using digital engineering, off-site prefabrication, and close collaboration, the team delivered a future-proof solution that improves safety, simplifies maintenance and supports a more sustainable operation.
